Here’s what’s been happening: ✔️ Supporting Supported Living Providers: Evaluating properties to ensure they align with referrals, updating agents, and making smart decisions on properties viewed. ✔️ Creative Financing & Due Diligence: Diving into potential Purchase Lease Options and other innovative finance strategies. ✔️ Vendor Collaboration: One vendor we sent a second proposal to last week is now highly motivated due to the upcoming CGT tax change (thank you, Labour! 🤣). We crafted a WIN-WIN solution that benefits both sides. 🔑 The Secret? Listening & Understanding. Too many deals collapse because vendors’ needs are overlooked. After meeting the vendor, listening closely to their goals, and negotiating, we’re now pushing for a quick turnaround to help them avoid a hefty CGT bill. Win for them. Win for us. 🏆 💼 In the Background: I’ve also been working on two additional property portfolios, determining whether to partner with investors, Joint Venture partners, or both. I’m sending these over to potential investors and JV partners to assess whether they’re a fit. The takeaway? Negotiation is about connection.
