Important decision - Planning Policy Guidance (PPG) is now considered to be equal to the NPPF when planning applications and appeals are being processed. This is something that needs consideration when initial scheme planning and design are looked at. As PPGs are updated by publication online and generally without prior consultation, which means that the government can refine or even fundamentally alter national planning policy quickly and easily. If you rely solely on your consultants to keep up to date you might end up with a painful lesson. Please note that decisions are made in line with the NPPF and PPGs at the time of decision NOT application. We get plenty of notice about changes to the NPPF but not always for changes to the PPGs, mostly notified after the changes.
