In Essex, a prime 46.7-hectare site with planning permission for a residential-led mixed-use development was facing a major setback. Two parallel 132kV overhead electricity lines cut through the land, restricting its full development potential. Add to that a brook bisecting the site, a foul sewer pipeline with an associated easement, variable topography, and areas at risk of flooding, and the challenge was clear: how to secure the best outcome for the landowner while navigating these constraints.
