Solid location, decent condition, but nothing remarkable about it. Until I noticed something unusual in the floor plan. The bathroom was enormous – almost bedroom sized. When we had the property revalued, it had jumped by £25,000. That's a 40% return on investment from a simple reconfiguration. The rental value increased from £850 to £1250 per month (as a single let). Moreover, with correct amenity, and safety standards, the property could now be adapted to appeal to professional sharers rather than just families (e.g. HMO) if so desired. This changed its entire investment profile. Higher yields, more robust demand, and stronger appreciation. All from recognizing that Victorian properties can be reconfigured.
