In the Spotlight 💡 Northampton Requested by: mark1 Budget: £150,000 (same as last post) After looking at 148715 property transactions over a 25 year period, hundreds of thousands of EPC certificates for every street in Northampton, and pairing it with other datasets here are the results: Zoomed out a bit looking at the sector data Mark requested: NN1: Offers affordable options (NN1 3: £196,337) with strong sales velocity in NN1 4. Terraced properties dominate, appealing to first-time buyers or investors. Lower price growth (except NN1 4) suggests stability but less investment upside compared to NN3. NN3: Higher price points (NN3 3, NN3 6) and stronger growth (NN3 8: 7.51%) indicate investment potential. Diverse property types, with semi-detached and detached homes in NN3 3 and NN3 7, suit families. NN3 has the highest YoY change in price for Northampton. It’s the top performing postcode for appreciation. However, since our budget is capped at £150,000 it appears the best performing streets (for that price range) are the following: Top Performing Streets: Lutterworth Road and Obelisk Rise: Extremely low minimum prices (£115,000 and £73,000), which confirm deals under £150,000 are feasible with negotiation. Loyd Road: Terraced properties with rental potential. Leverage its lower mean price (£263,871.88) to negotiate below £150,000. Greenhills Road Distressed sales or auctions to bridge the gap from its £230,000 minimum price. Use energy uplift potential (example: Obelisk Rise’s 19.08) to justify investments by reducing long-term costs. Since the budget was £150,000 it might not be exactly what you expected, but we have to follow what the data is telling us. That was a fun one. Northampton is a bigger city than I thought. My 20 year old laptop nearly melted into lava, but keep them coming. What's the next target city? Any strategy in mind? What's the budget? Any property type?
