In the Spotlight 💡 Doncaster Strategy: SA Budget: £180,000 What we looked at: 131971 property transactions over 25 years. Over 130000 EPC certificates for every street in Doncaster. Combined with other datasets using proprietary software. Results: Zooming out to look at some potential hotspots (with SA in mind): DN12 1 and DN11 0 are top performers. DN12 1 offers the lowest median price (£75,000), high terraced/semi-detached mix (89.37%), and solid velocity (9.60), ideal for budget-friendly SA with strong yields. DN11 0 boasts exceptional velocity (19.88), a £104,000 median, and 66.90% terraced/semi-detached properties, perfect for high-demand, mid-range lets. Compared to others, they outshine DN3 2 and DN6 9, rivaling DN4 0 and DN11 8. DN12 1 suits cost-conscious investors; DN11 0 targets dynamic markets, making both elite choices for SA in Doncaster. Here are some top performing streets: Blyth Road Its affordability (£156,000) and high liquidity (6.81 frequency), perfect for flats targeting business or racecourse visitors. Rutland Street For high savings (£571.34/m²) and flats suited to urban guests. Ingleborough Drive Larger semi-detached homes (£129,000 minimum), ideal for group stays near attractions. Zetland Road (£125,000 minimum) and The Boulevard (£160,000 minimum). Focus on properties needing cosmetic fixes to stretch renovation funds. This was another fun one that my laptop struggled with.
