Graduated from property training? Congratulations now the real learning begins… Completing your training is a massive milestone (seriously, hats off you now speak fluent BRRRR, ROI, and can analyse a deal faster than most people can order a coffee). But here’s what no course can fully prepare you for: the reality of owning your first property. This is where theory meets toolbox. Unless you’ve got a background in construction or you’re a DIY enthusiast with a passion for plasterboard and power tools, the practical side can hit hard and hit your wallet even harder. This I know well from my own personal experiences. Let me give you a flavour: • Damp on an internal wall? That little patch turned into a full repointing job outside wall, no cavity, scaffold hire… you get the idea. • That old fuse box that “just needs a look”? £1,500 later, I’ve got a brand-new one and a newfound respect for electricians. 😂 • Oh, and the bathroom extractor fan? Vented directly into the loft. Nothing says “new landlord” like discovering indoor fog. But here’s the upside: every challenge is a crash course in problem-solving, decision-making, and budgeting. You will grow sometimes by choice, sometimes by force! Don’t give up! So, to anyone just stepping into property: celebrate your training, because it’s a huge achievement. But also know that the real growth starts the day you get the keys.
