BILLY NO MATES: THE MOST HATED PROFESSION IN PROPERTY What it is, why it is and how we're re-writing the script. They are poor. They are idiots. They are pretenders. They are unqualified. They are two to a penny. They are a waste of time and money. They don't know what the f*** they are doing. It's Property Sourcing. ...and ALL of it is TRUE. Why the hated and vitriol? For investors, it usually boils down to 3 things: COMPLIANCE - Are they legit? Do they have systems, insurances, memberships or are they making this s*** up on the back of a postcard and a dodgy NDA? COMPETANCY - Can they do it? What experience do they have? Can they find, analyse and support or do the fiddle the final value (GDV) and wack a generic £10k refurb fee on a 6 bed HMO conversion? COST - Are they worth it? Can the save me time and/more money (same thing really!) or am I going to resent paying them fee for something I can do myself whilst then send me RightMove links? Most sourcers FAIL because they FAIL to address one or more of the above concerns investors have. In short: they FAIL to build a relationship. For those of us who remain, we have to resort to changing our colours and calling ourselves Portfolio Builders as the word 'Sourcer' gets you looked at like a parasite by investors and on the block list of every estate agent's number. 🚫 We're determined to re-write the script. 📝 COMPLIANCE - we protect your data and your money. We've every system, every insurance and every membership REQUIRED that's NOT taught to 'Ryan', the 21 year old off a 3 day weekend course. COMPETANCY - we're landlords with skin in the game. We've made mistakes and leant. We've helped others before you and will after you. Mr & Mrs 30% Below Market Value (BMV) we are not. But we KNOW our area, our streets, our numbers and how to support you throught it. COST - Listen, if you come to us in the mindset of resenting paying for our services, we're probably not a fit. You DON'T pay us to find you Unicorns and 30% BMV (go talk to 'Ryan'). You DO pay us to SAVE you the TIME and EFFORT and needing to find your own professions and trades. What we find you is real investment opportunity (I don't use the word 'deal'!) with an attention to detail you'll never find on a property portal or through an agency.
