MOST PROFESSIONALS ENTER PROPERTY ALL WRONG This is the 'soft-skill' rarely taught but always needed... Most investors start property investing all wrong. They treat it like any other investment class (pensions, ISAs, shares): Buy Low... Sell High! This means they normally look for the cheapest house they can find and attempt to turn it round, get all their money out and let it high. Then wonder why they struggle and have major refurb overspends and costly voids. Here's a better approach: Start with "Happily Ever After" and start with your customer (tenant) in mind. Begin at the 'end' and work backwards. Before viewing a single property, answer these questions: ➡️ Who is your ideal tenant? (Young professionals, families, students?) ➡️ What do they need in a property? (Transport links, schools, amenities?) ➡️ What returns will make this worthwhile? (Cash flow, appreciation, refinance potential?) ➡️ What's your exit strategy if plans change? (Sell, refinance, repurpose?) The cheapest properties in any given area are cheap for a reason. They either require significant work, or they're in areas where people simply don't want to live (willingly). Renters are increasingly selective about where they'll live. They want areas that facilitate their needs - transport, shops, schools. By starting with the end goal - a profitable, sustainable, attractive product (a home!) for your customer/end user /tenant - you make better decisions: 🎯 You choose properties that will attract quality tenants. 🎯 You invest in areas with genuine demand. 🎯 You create investments that serve both you and your tenants.
