Confessions of an ex (failed?) property trainer..... For those of who don’t know my son Bryn & I ran the Property Developers Academy for almost 5 years......truth be told we earned a decent amount for 2 years then in years 3 & 4 just about covered third party costs and in year 5 lost money.....maybe we weren’t very good educators although we stand by all of our content and consider it to have been of significant value. We were once told “you get a good quality of bum on your seats”. To be fair we definitely didn’t attract many dreamers, our message was too real for a lot of folk. We did use ‘scarcity’, ‘discounts’, buy today’ and other NLP practices that we seen other training companies use, and teach. Easy to say now but we were never overly comfortable with some of these tactics and didn’t really buy in to them enough to be successful. That said even with our half hearted attempts it was clear that these and other similar tactics do work. It is a fair point to say that we may have let people down by not convincing them to sign up to future support as some of them signed up to other training and we know that a number of them struggled moving forwards with a few going bust. Could we have saved them all? Big question and obviously we aren’t aware of all details however I’ll stick my head above the parapet and say I believe that we would saved most of them....provided they listened and took the appropriate action. Whilst many people consider themselves to be smart/aware/switched on enough not to be taken in - the number of decent intelligent people that I know that ‘fell’ for the practices and purchased, often very expensive courses/programs/mentorships/masterminds etc is staggering. Now in my view some of these courses etc work for a few people however….. ........to those that use the many questionable practices......it really is time to change your methods....and for those with genuine value add services, products and experiences “rise above” and back the quality that you can provide. For those of you that are buying take a step back and think, are you in the 10%, probably less, of people in most rooms that will actually benefit from what you are buying? Of the ‘000s who spend £ms with trainers and educators etc just consider: Very few of you will make enough to even cover what you have spent. Many of you will lose significant sums ‘investing’. The few of you that are successful or are well on your way ‘fantastic’ however just because you’ve done it believe me most others can’t. Each year we see more ‘developers’ wanting to provide education/mentoring….2 reasons ONLY: Cashflow Dealflow Do we miss it…..YES….especially the cashflow😊 Please remember that Property development is a get ‘rich slowly’ and get ‘poor quickly’ business.
