🚜 I DID A SILLY THING IN 2023... AND IT'S ALREADY UP 15% 🏗️ How I did something bad but didn't live to regret it... (I think) I bought a total of 1.5 acres of farmland under 2 title deeds. 100 miles away. With ZERO development experience. I was a full-time teacher managing simple BTLs, suddenly owning agricultural land with preliminary planning permission for a dwelling... Have you ever made an investment decision that seemed completely mad but felt absolutely right? It left me terrified and exhilarated in equal measure. What had I done? But here's why "stupid" sometimes equals smart. The usual property trajectory is: BTLs → HMOs → Apartment blocks → Commercial → Land Development. In property terms, I went from a child's tricycle to an F1 car. But I knew this village inside out. My childhood stomping ground. Winner of "Best Local Village" for most of the last two decades. The best primary school (my old school) in the area. An area where people desperately want to live but rarely could. Sometimes local knowledge trumps experience. At the end of 2024, the village is located on the edge of Britain's largest new reservoir with approved plans for a water sports pleasure centre and tourist destination. A future beauty spot and holiday area. Since purchase? 15% appreciation already! For a field! Planning permission granted for a section of the acre. The power of land in the right location is extraordinary. Buy at the right price, in the right area, with the right long-term vision. Our plan now? Eventually build and develop this into a legacy for our children. Not all investments follow textbook rules.
