🏠 "Buy-to-let property investing is dead... there's a new strategy that blows it out of the water!" Says the person trying to flog a £10,000 course teaching you how to get rich quick in property. The truth? There's no 'right' strategy in property. It ultimately comes down to your personal goals, finances and appetite for risk. Property is a bespoke investment asset. There's no 'good' or 'bad' strategy - it's entirely dependent on your aims, intentions, and hands-on (or off) approach. Imagine property as your employee. What do you need it to do? Work diligently with little issue or complaint (low-fuss BTL) or completely transform your life (high-cashflowing HMO, blocks, flips etc). In property, "it depends". It's not just the kitchen and carpets that are grey. Accept there are uncontrollable variables or stay away from it. This is what I tell all my clients upfront before I ask for any kind of payment for us to go house-hunting for them. ⚠️ There IS however 'good' and 'bad' execution of that investment. ⚠️ There's also lots of people who wrongly (illegally?) give financial and investment advice and should really stay in their lane. 🧠 I know what I know - but if I don't know, I probably know someone who does. That's why working with a professional who has access to a 'village' of other professionals by association and friendships is so important. The hardest part is knowing which strategies to apply to achieve YOUR goals. So please... before you spend thousands on a course or chase the latest shiny strategy, ask yourself: ➡️ What am I specifically trying to achieve here? ➡️ How quickly do I want to achieve it? ➡️ How hands-on (or hands-off) do I want to be? ➡️ If I go high risk, can I afford to get it wrong?
