Following my post earlier this week here's my insights into the first problem I mentioned and is a subject dear to my heart as a writer and storyteller… Problem #1: No Storytelling To Help Buyers Visualize Their Future "FEATURES TELL; STORIES SELL." When we’re not helping buyers imagine their actual life in the property, we’re forcing them to do all the emotional work themselves – and the fact is… Most won't bother. What do I mean by this? Here’s some examples I come across all the time when reviewing a clients copy and content: • Features listed without any context = No emotional connection: Knowing there's a "south-facing garden" means nothing unless buyers understand they'll have "morning coffee in the sunshine every day." • Missing lifestyle details = no motivation to view: Simply stating room dimensions doesn't help buyers to picture hosting dinner parties, working from home or celebrating a birthday in the garden with close family and friends. • Using sensory descriptions = bringing your property to life Boring descriptions lose the ‘virtual kerb appeal’ … buyers need to feel the cozy fireplace and smell the morning coffee. Here's a real-life example for you: A countryside cottage was attracting click throughs and likes but not nearly enough viewings that would lead to eventual offers. The original description focused on square footage and period features. I was asked to review it for my client. So, I rewrote it as a story, here’s a small sample: "Picture warm autumn evenings by your woodburning stove, the smell of homemade cooking drifting through beamed rooms while you plan tomorrow's walk through the woodland that starts at your garden gate. Summer means breakfast on your terrace, listening to birdsong and the sounds of nature at work around you, feeling that deep sense of peace that only countryside living brings." Result? Multiple viewings booked in the following week and an offer within 10 days from someone who said the description made them "fall in love with the idea of the place before we even saw it."
