🎤 On Friday, I had the privilege of speaking at the The HMO Summit & Awards — and it was a little different to the talks I normally give. Rather than just running through the usual finance Q&A, I spoke about something that stops more investors than anything else I see: fear of interest rates. I opened with a question I always ask my clients when we first speak: “What does your property business look like when it’s finished?” It’s a powerful way to get people thinking about the journey they’re embarking on — because if you’re serious about building something meaningful, you can’t let one number on a term sheet scare you off your goals. I shared the story of two very different clients — a real-life Rich Dad, Poor Dad moment: ❌ One had £500k of equity tied up in his London portfolio and a successful sourcing business up north. But when it came time to release funds, he let fear of a “too high” interest rate stop him. He walked away from a strategy that could have doubled his returns — because he was fixated on the rate, not the result. ✅ The other was fresh out of university, earning £24k a year, no landlord experience, and living with his parents. But he had a clear vision to improve the standard of student housing in his town. He understood that paying a higher rate at the start was the cost of starting. Today, he has a healthy, profitable HMO portfolio, and he’s never had to pay that high a rate again. The message I wanted to leave the room with was simple: 👉 Don’t let fear of an interest rate stop you from moving forward. If your long-term vision makes sense, if the numbers still stack up in the bigger picture — then the rate you start on is just the price of admission. If even one person left the session questioning their fear of rates and taking the next step in their property journey, I’d call that a win.
