They come from talking to people within the sector. After having a good old fashioned industry catch up with Ben this week it lead us to the question of what can traditional PRS landlords and investors learn from the Build to Rent sector? BTR isn’t just about shiny new buildings or amazing on site amenity spaces. I think a large part of the difference, comes down to mindset and how the people inside the space operate as a result.👏🏼 BTR thrives on proactive management, long-term thinking and consistent resident experience. The majority of operators are set up to listen, adapt and evolve, with a clear focus on customer satisfaction and asset performance working together. One of the biggest strengths in our developments is clear and regular communication. Residents know what to expect and what’s being done. That clarity builds trust and helps reduce friction from the renter.📈 Responsive systems and teams also play a big role, especially when it comes to maintenance processes and renewal periods. Both are built to be efficient and consistent. It means issues are resolved quickly and resident experience stays front and centre. None of this happens in isolation, of course, strong supplier partnerships are key for a scheme to be a success. From design and furnishing to tech and compliance, collaboration underpins the positive impact on the renter.🏆 While PRS and BTR operate differently, there’s a real opportunity to take the best of BTR and apply it to a PRS portfolio to achieve the same security of the investment. Take the professional, feedback-driven approach with strong communication channels and proactive approach and apply it across the wider rental market, I’m confident the tenants sentiment with Landlords and managing agents would greatly increase.
