Slowly but surely something has been creeping up on us Something that will change the way we build homes in this country forever This thing… It’s called The Future Homes Standards 2025 Its aim is clear To increase the energy efficiency and slash carbon emissions of new homes, all in the name of net zero Under this new standard, new homes will need to produce around 80% less carbon emissions than previously under the 2013 rules - so not a small amount But the way tech has moved on in the last decade, it might not be as daunting as it sounds Gas boilers will be gone with heat pumps taking their place Insulation in the walls, roof and floor will need to be increased Heat loss will need to be minimised through airtightness For developers, the questions are… Will these energy efficiencies increase the cost for owners to buy new homes? Will the new measures increase the build cost? Will it make new homes more saleable over older homes? Will developers recoup the extra costs or will margins be hit? That is yet to be seen and we’re actually waiting on a date on when it will come into force - and that is anyone's guess If you’ve been in development long enough, you’ll know that dates have a habit of moving So for now, we plan and prepare the best we can
