The most underrated skill in property development It’s not raising money It’s not design It’s not building The real power is in this one underrated skill Being able to bring people together It is absolutely crucial to have the ability to assemble a team that is greater than the sum of its individual parts One person cannot do it all Imagine trying to: Find sites Raise finance Draw and submit architectural plans Build the houses Sell the houses All by yourself as one person It’s impossible to do in my opinion, and if you did do it, it would take that long that the tastes and designs would have changed! But at least there is one saving grace if you did do it all by yourself - capital appreciation means your GDV will have doubled 😂 No developer will be skilled in every aspect of property development, that’s why bringing people together is the number one underrated skill What is your hidden or underrated skill that allows you to succeed?
