You've got to love a bit of karma. A friend of mine asked me to spend an hour with a family member talking about buying their first buy to let. I did a proper good job and gave loads of my personal tips and said I looked forward to working with them in the future. They offered me nothing for my time and didn't take up coaching. A year later I learned they lost £6k fees on an auction property they discovered had a structural fault. Why do people risk so much instead of paying someone for some guidance?
