Don't panic. Step away & keep your cool. Figure out a plan of action before you approach the person. Give them a call, have a 'real' conversation with them & try & determine underlying issues. 2. Put things in writing. Keep a record of evidence of communications & agreements of your communications between you & your tenants regarding the non-payments. Set some realistic deadlines. 3. Having moral or practical support from your network can be really helpful & comforting, someone may have been in the same position & could provide some cracking advice. Ultimately, you may be led to the legal route & a things going forward may be determined if you can realistically work with your tenant to avoid future disputes.
