What a crazy week! Ive managed to book all 6 rooms in this lovely hmo in less than 2 weeks. Holding deposits paid and credit checks done. Yesterday my landlord CHANGED HIS MIND ππ and decided to refund all of the deposits citing 'Major pipework replacement needed'. I smell something ππ Why? π©During my time there the landlord said there would be 'visitors' to the property without saying why. A guy sat outside in a suit waiting for someone π€·ββοΈ π© all attempts to finish it stopped π© he avoided me and didn't turn up to our meetings π© NO sign of any contractors assessing this terrible problem enough to warrant shutting the house down, no floors up etc. He said he was having to replace lead pipework UPSTAIRS π€ when the house has had a back to brick refurbishment I had to let 6 people down yesterday, 2 were arriving tomorrow for their courses to start. Ive tried to help them find alternatives and the owner has paid me for my time. Big lesson learned! NO FORMAL CONTRACT was drawn up (he threw that in my face) π€¦ββοΈ. He is a newish member of my local landlord group so there was an element of trust. Ive wished him luck with his 'new venture ' as clearly he has other plans for the place to make more money. Make sure your paperwork with clients is in tip top condition, mine wasn't. Every day is a school day π
