🚀 Thrilled to announce the successful completion of a challenging deal! 🏘️ We have completed the refinancing of a Buy-to-Let property portfolio to release funds for a Management Buy-In (MBI) business acquisition. Structuring finance to address different problem statements and requirements is always a challenge as no too finance cases are the same. 💼 The result? A 2nd charge bridging loan that we sourced will help the client and their consortium acquire a wholesale supply business valued at over £1.6 million. ⚙️This was no straightforward transaction as it involved a number of moving parts and hurdles along the way including: 💠Secured a 2nd charge bridging facility exceeding 70% LTV to optimize loan proceeds and meet the client’s funding objectives 💠Securing lender approval for equitable charges 💠Navigating valuation challenges (post summer backlog resulted in delays) 💠Achieving drawn down within a tight time frame Despite the obstacles, effective communication and a shared commitment with the end client, lender, valuers, accountants, legals, 1st charge lenders, for to getting this over the line made this completion possible!
