PLANNING PERMISSION DOES NOT ALWAYS ADD VALUE! I see this time and time again. The clue is often that the opportunity has been on the open market for a long time, this likely means that all of the local developers have turned it down. Sadly a few inexperienced people have made offers that are far too high so that the owner thinks that is the true value. In the case of these projects, you need to look wider and consider how you can improve the scheme to add more value or sometimes just refurbish the property as it is.
