“Buy-to-let is dead.” Not in Northern Ireland. Rents are still rising and demand is off the charts. In Q3 2025, average NI rent hit £987, up 6.1% year on year, with 73 enquiries per listing. House prices are also holding up by +5.5% year on year in Q2 2025. Average gross yields sit around 6%, on par with (and often beating) the wider UK. So why is NI outperforming while much of the UK cools? Simple: stronger rental demand relative to supply, realistic entry prices, and yields that still stack when you open the spreadsheet.
