HMOs don’t have to feel basic ❌ Too often they’re designed purely for function, get the rooms in, maximise numbers, move on. But that approach usually shows in how the property feels… and how it performs. This project shows what happens when an HMO is designed with intention from the outset. Every bedroom was created to feel private, calm, and considered, not temporary or “good enough.” Small design decisions, like layered lighting, upholstered headboards, and a cohesive colour palette, make a noticeable difference to how the space is experienced. When rooms feel more like hotel suites than rentals, tenants treat them differently. They feel more settled, more comfortable, and more at home, which benefits everyone. High-end HMOs aren’t about over-spending. They’re about better design decisions.
