When Physical Valuation Errors Nearly Killed the Deal and How I Fixed It for my client? Two cases in the last few month reminded me exactly why I dread valuation day! Case 1 (December): A B&B refinancing on a commercial mortgage. Strong accounts, great occupancy, solid location. The valuer came in massively under and risked disrupting the client’s plans to exit the bridging finance Case 2: A BMV buy‑to‑let purchase on a bridge. The investor had strong comparable and rental evidence but the valuer ignored local data, undervalued the rent, and produced a figure that didn’t reflect the market at all. If you’re facing the same issue, don’t panic as you can contest a valuation! Go back to the lender and clearly explain why you’re unhappy with the valuation but remain factual and not emotional. 💠Ask the lender their valuation appeals process as every lender has one, and they’ll outline the steps and timelines to be followed 💠Check the credentials of the valuation firm, e.g. are they familiar with the local area, how other investment properties locally are performing. 💠Go through the valuation report line by line. Identify every concern, assumption or error that led to the low figure. 💠Pull together your evidence and comparable, like rental income figures from managing agents, recent sales, local estate agent opinions, similar investment properties in the area. 💠Stick to the lender’s timelines. Most are very clear on how long you have to submit an appeal. 💠Be precise with your numbers. If you’re presenting evidence, make it watertight Valuers are human. They get things wrong. But a well‑structured, evidence‑backed challenge can and often does turn things around.
