“I need a personal income to get an investment mortgage.” FALSE This one catches out a lot of investors 👀 especially those building portfolios through limited companies. For many buy-to-let and HMO lenders, rental income and the property itself are the primary focus. Personal income can matter in some cases, but it’s not a universal requirement. What lenders usually care about more: 🔹 rental coverage 🔹 property type 🔹 structure (personal vs limited company) 🔹 overall risk profile It’s rarely as simple as “yes income” or “no income”. If you’ve assumed investment finance isn’t possible because of your income setup, it’s often more nuanced than that.
