Nice little viewing today. A well-set out property with plenty of potential, but as ever, the detail matters. The sticking point here is the solar panels. They’re leased, and at present the agent is still trying to pin down which company they’re with and, crucially, the remaining term of the lease. Until that’s clear, it’s difficult to assess whether there’s an option to buy out the agreement or how it may affect lending and resale. A good reminder that it’s not always the bricks and mortar that decide a deal — sometimes it’s the paperwork behind the scenes. Due diligence first, always. #leased #solarpanels #duediligencematters
