Not every bridge is about buying something new. This case was a re bridge on a mixed use property in Nottingham. The existing lender, a pension based lender, was changing its business model and needed their loan redeemed as it no longer fit their appetite. We stepped in with a twelve month facility of £265,000 to refinance the asset and give the borrower breathing space to plan their next move. The property itself was part short stay accommodation and part former MOT garage, so it required a practical approach and a clear understanding of the exit. With the VAS report in place and the structure agreed, we were able to settle the previous lender and keep the project on track. Re bridges are often about stability and timing. When circumstances change, the right structure makes all the difference.
