BV102 – A step you can do this weekend. You’ve confirmed the company is dissolved and still owns the title. Now get eyes on it...from public land only, no trespassing. A proper site visit tells you more than any register: 1.) Is it really empty or just looks that way? 2.) Boundaries clear or messy? 3.) Access obvious or blocked? 4.) Any obvious problems like; boarded windows, rubbish, overgrown? 5.) If it's adjoining land or you suspect disputes, gauge sentiment from neighbors (politely, don't harass) Take clear photos and notes. This quick visit often reveals whether it’s worth the next step or a pass. Most people never bother...that’s your edge. Anyone done a BV site visit yet? What surprised you?
