Don’t refer anything until you’ve done this 5-10 minute step. Local council planning portals are free and public. Search the address and see: 1.) Any recent applications or consents? 2.) Is the area zoned for what you want (residential, commercial, etc.)? 3.) Any refusals or neighbour objections that hint at future headaches? A quick look here can save you months of wasted effort. Clean planning history is a green light to refer. Red flags is probably a pass.
