WORKS IN PROGRESS This was a property I visited with an owner who needed help with his contractor who was not performing. Without any doubt the building works were not being carried out in a logical way and there were things like first fix services that didn't appear to have been thought through. A few more significant things then came to light: 1) This was going to be a 7 bedroom HMO but it was in an Article 4 area and no planning application had been made 2) Building Control had not been appointed even though there was a rear extension and loft conversion 3) There was no party wall award in place even though chimneys on the party wall were being removed and there was an extension Unfortunately the property investor had bought the property through a sourcer who offered a one stop shop. Sadly the sourcer had now disappeared. When I dug a little deeper I established that the sum agreed with the builder for carrying out the works was about half of what it should have been. A complete shambles and a property that ended up being turned back into a family house and sold at a loss to the property investor.
