Throwing all the money out on day one rarely helps anyone. When we structure development finance, the goal isn't just getting funds out quickly. It's making sure the project runs properly from start to finish. If a development needs one million pounds, that doesn't mean the borrower receives the full amount on day one. Funds are usually released in stages as the works progress. That keeps the project controlled, keeps the lender protected and, importantly, helps the developer manage the build without unnecessary pressure. It also means the borrower is only paying interest on the money actually being used at that point in time. Good development finance isn't just about capital. It's about structure, oversight and making sure the project reaches the finish line.
