You don’t always need a 25% deposit to buy property. A lot of investors assume that’s the rule because most lenders structure deals that way. But in some situations, if the property is genuinely below market value and the lender recognises that in their valuation, you can sometimes reduce the deposit requirement significantly. It’s not suitable for every deal, but when the numbers line up, it can make a big difference to how quickly you can grow a portfolio.
