Anyone who has been involved in property transactions knows how fragile a property chain can be. A property chain exists when multiple buyers and sellers are linked together because each sale depends on another purchase completing. If one transaction falls apart, the entire chain can collapse. Unfortunately, it happens more often than people realise. Even if everything on your side is ready, you may still be unable to proceed because someone elseโs sale has stalled. This can mean losing the property you want to buy, being forced to renegotiate, delays of several months or the entire transaction collapsing! For buyers who have found the right property, this uncertainty can be extremely frustrating. ๐ก ๐ช๐ต๐ฒ๐ฟ๐ฒ ๐๐ฟ๐ถ๐ฑ๐ด๐ถ๐ป๐ด ๐๐ถ๐ป๐ฎ๐ป๐ฐ๐ฒ ๐๐ฎ๐ป ๐๐ฒ๐น๐ฝ This is where bridging loans can provide a practical solution. A bridging loan is a short term property loan designed to bridge the gap between buying a new property and selling an existing one. Instead of waiting for the sale of your current property to complete, a bridging facility allows you to: โข Complete on your new purchase โข Move forward without relying on the chain โข Repay the loan once your existing property sells In effect, it allows you to act like a cash buyer, which can significantly strengthen your position with sellers. ๐ก ๐๐ ๐ฎ๐บ๐ฝ๐น๐ฒ: ๐ช๐ต๐ฒ๐ป ๐ฎ ๐๐ต๐ฎ๐ถ๐ป ๐๐ฟ๐ฒ๐ฎ๐ธ ๐ก๐ฒ๐ฎ๐ฟ๐น๐ ๐๐ถ๐น๐น๐ฒ๐ฑ ๐๐ต๐ฒ ๐๐ฒ๐ฎ๐น Recently, I spoke with a buyer who had agreed to purchase a property for ยฃ575,000. Everything was progressing well until the unexpected happened. Their buyer pulled out just weeks before exchange. Suddenly the entire chain was at risk. The seller had already found their next property and was under pressure to complete quickly. Without a buyer in place, our client risked losing the purchase and months of legal and survey costs. Using the equity in their current home, short term funding in the form of a 2nd charge bridge allowed them to: โข Complete on the new property โข Keep the chain intact for the other parties โข Relist and sell their existing property without pressure A few months later their original home sold and the bridging loan was repaid.
