I usually grab this in any initial fact find meetings: โFull details of all borrowers or directors โYour solicitorโs contact information โThe loan purpose and required timescales โSecurity property details including valuation or purchase price โAny planned works, costs, and timelines, preferably a schedule of works and build work quotations from reputable contractors โPlanning Permission and notice numbers from the planning authority โA clear exit strategy such as sale or refinance. If it is sale, I will ask my client to get reports from local estate agents on the estimated GDV. Make sure you can evidence your exit with the below as a strong exit leads to faster approval. Sale comparable data Refinance illustrations Details of planned works Broker support where needed 4. ๐๐๐๐ฉ ๐๐จ๐ฎ๐ซ ๐๐จ๐ฅ๐ข๐๐ข๐ญ๐จ๐ซ ๐๐ง๐ ๐๐ ๐๐ ๐๐๐ซ๐ฅ๐ฒ: One of the biggest causes of delays is slow legal work. Make sure your solicitor has experience of completing bridge transactions Is aware of the bridging timeline Has capacity to act quickly Has experience with bridging transactions ๐. ๐ ๐ข๐ง๐๐ฅ ๐๐ซ๐โ๐๐ฎ๐๐ฆ๐ข๐ฌ๐ฌ๐ข๐จ๐ง ๐๐ก๐๐๐ค๐ฅ๐ข๐ฌ๐ญ: Before your broker submits your case, I would always recommend that the applicant / borrower gets confirmation that the below have been given the green light by the lender! โ All forms completed and signed โ All documents included and in date โ Valuation booked or ready to book โ Deposit source evidenced โ Solicitor instructed โ Insurance ready for completion
