I usually grab this in any initial fact find meetings: โœ”Full details of all borrowers or directors โœ”Your solicitorโ€™s contact information โœ”The loan purpose and required timescales โœ”Security property details including valuation or purchase price โœ”Any planned works, costs, and timelines, preferably a schedule of works and build work quotations from reputable contractors โœ”Planning Permission and notice numbers from the planning authority โœ”A clear exit strategy such as sale or refinance. If it is sale, I will ask my client to get reports from local estate agents on the estimated GDV. Make sure your solicitor has experience of completing bridge transactions Is aware of the bridging timeline Has capacity to act quickly Has experience with bridging transactions ๐Ÿ“. ๐…๐ข๐ง๐š๐ฅ ๐๐ซ๐žโ€‘๐’๐ฎ๐›๐ฆ๐ข๐ฌ๐ฌ๐ข๐จ๐ง ๐‚๐ก๐ž๐œ๐ค๐ฅ๐ข๐ฌ๐ญ: Before your broker submits your case, I would always recommend that the applicant / borrower gets confirmation that the below have been given the green light by the lender! โœ” All forms completed and signed โœ” All documents included and in date โœ” Valuation booked or ready to book โœ” Deposit source evidenced โœ” Solicitor instructed โœ” Insurance ready for completion
