What I actually do... (...and what lots of others pretend to do). Had an interesting conversation recently with someone who wasn't entirely sure what a property portfolio builder actually does. It got me thinking about how rarely it is explained properly. At its core, this is what we do. We act as a professional buying agent and investment partner for time-poor, high net worth individuals who want to build wealth through property without it consuming their time, their brains or their life. We find suitable properties across the Goldilocks Zone™ — South Yorkshire and Derbyshire — find it, negotiate, analyse the numbers, arrange and oversee any refurbishment required, place quality tenants and manage the ongoing relationship. The full cycle. ⭕️ Find. Analyse. Refurbish. Let. Manage. But beyond the technical process, the role requires something less easily defined. It requires the trust of people who are deploying serious capital, often from a distance, into a market they do not know, with someone they have to believe implicitly. That trust is not given lightly. Nor should it be. It is built through compliance, transparency and consistency over time. Through being regulated, accountable and honest — including when the honest answer is that a particular deal or a particular moment is not right for a client. I came to this from eleven years in teaching. A career built entirely on the ability to take complex information, make it accessible and bring people with you. That skillset translates more directly into this work than people might expect. To the uninitiated we appear be 'sourcers': an unqualified, unknowledgable, non-compliant. In short: an ameteur.
