If you dont understand this business is about people, frankly the numbers are irrelevant. Return on investment. Return on capital employed. Cash deployed. Monthly cashflow. All important. All worth understanding. All completely irrelevant if you get the human element wrong first. Here is what I mean. I am sometimes asked about flats. Particularly city centre flats, where the headline yields can look attractive on paper. And the numbers sometimes do stack up. On a spreadsheet. But... a flat has a natural ceiling price. a flat has a natural rental ceiling price. ...becuase a flat is occupied by a single person ot a couple in transition. The person renting a flat is, by definition, in a transitional phase of life. A young professional. Someone between relationships. Someone who has not yet decided where they are settling. They are not putting down roots. They are pausing. And when the next chapter begins, they move on. Contrast that with a three or four bedroom family home in the right area. Good schools nearby. Decent amenities. Space for a family to actually live. The family who moves into that property is not transitioning. They are arriving. The children are enrolled in the local school. The parents are close to work. The community becomes familiar. The disruption of moving becomes something to avoid rather than embrace. That tenant stays. Not because the contract requires it. Because the home works for their life. And that is the point that gets lost when property investors lead with spreadsheets. Forget the technicals for a moment. Property is a people business first. Get the tenant type right and the numbers follow. Get the tenant type wrong and the numbers are meaningless. A void month on a flat with transient tenants will erode your yield faster than almost any other variable.
