When spotting potential bona vacantia property in the registers, here are three quick red flags to watch: 1.) Short remaining lease term (<80 years)....enfranchisement/extension becomes expensive. 2.) Outstanding charges/mortgages....complicates transfer. 3.) Environmental or contamination notes....can make it onerous (Crown often disclaims these). If none of those appear, it’s usually worth a closer look. Or…if you’re savvy like some club members, and you can clear some of the red flags, you’re in an even better position. Anyone have other red flags they always check?
