Always a good day when we’re trusted with an urgent one. This was a £400k Manchester flat purchase where the client had exchanged, their deposit was on the line, and the planned investment mortgage wasn’t an option due to credit. Three-week deadline to complete. We stepped in at 70% LTV, got valuation moving within days, and did what we always do. Get terms out early, keep communication clear, and work with solicitors we know can deliver. Completed a couple of days ahead of schedule, giving the client 12 months breathing space to tidy up credit and move onto the longer-term mortgage. When timescales are tight, the process matters.
