This could be the best investment decision in my life so far. For years I have managed and developed large projects for other developers where they make the profit now this project is a big one for myself (and great JV partners!). The Albert Mill apartments where we have converted an old mill (previously an antiques and interiors shop) into 10 x 1 – 2 & 3 high end apartments in the great area of Helmshore. The project had it’s challenges like astronomical utility connection cost increase but we solved all the issues and the end result is great. To fund this project we used a combination of bridging & development finance, business profits and private investor finance (where they share in the profits in the most passive way). The base numbers are below; Purchase Price - £530,000 Development costs - £916,000 Finance costs - £188,301 Final GDV - £2,300,000 Dev Uplift - £612,698 (38%) Please refer to the before and after photos attached to see the transformation.
