🏢💥 Commercial Property Opportunities at Auction 🏷️ Jay Howard of HAMMERED and the Auction Buyers Club shared some real gems at the Partners in Property Community event on Saturday! Historically I've not been a fan of auctions but with so many properties now being sold in this way (even ones that don't have anything wrong with them) I thought I should educate myself and learn a bit more about the process 👩🎓 As the value of commercial property is closely linked to yields, the higher interest rates we've seen 📈 means that commercial properties are becoming bargain buys 🤑—and there’s huge potential to add value. Here’s Jay’s top tips: 🏚️ Look for properties with short leases up to 3 yrs or vacant units—prime for asset management! 🏠 Seek out long-term ownership (20-30 years) for tired stock ready for transformation. 🔎 Find misplaced properties—wrong auction, wrong area = opportunity! 📜 Look at properties with failed planning attempts—the rules may have changed, or it was just a poor application in the first place! 💼 Optimize mixed-use properties or those you can split!
