I’d be really interested to hear others' views on this… Several weeks ago, I contacted an agent of a listing I was watching and suggested staging. It is part of a small development and the other properties are being marketed by a different agent, with some CGI images, so staging would have given this property a definite edge. The feedback was that they would consider it later. The listing has just been reduced by 7%. At the same time, the marketing now includes the same CGI images from the neighbouring listings. It raises a genuine question - when a property isn’t getting traction, what’s the best next step? Reduce the price? Or invest in how it’s being presented? I completely understand there’s no one-size-fits-all approach, and every vendor situation is different. But when price reductions can run into the thousands, it does make me wonder whether presentation is sometimes overlooked too quickly. And in this particular case, overlooking a chance to really stand out. Curious how others approach this - particularly when a property is empty and starting to lose momentum.
