🏒 Unlocking Commercial Property Potential Through Planning πŸ“ At the Partners in Property Community training event last weekend, Stuart Vendy of Veritas Planning, shared key planning tips when considering commercial property to buy and develop: Always consult an MRTPI qualified planning consultant before purchase - that means they're accredited & should know what they're talking about! βœ… Just because something has been refused planning or prior approval before doesn't mean it will again. The refusal could be seen as a "list of things to sort out". 🚧 Class E - PD/prior approval is for change of use not external changes like windows/doors. 🏠 PD can be a quick win, decided in 56 days under delegated authority β€”but be cautious of extension requests. If you're too hasty and decline the request they may just say "no" for speed ⏳ Under prior approval they're looking at transport & highways, contamination, flooding, noise (of neighbours too), daylight, and heritage (if in a conservation area). πŸ“ Be wary of previous planning conditions preventing a change of use (or on the legal title to the property), Article 4 areas, listed buildings, national parks/AONB, and external alterations. πŸ” Interesting thought at the end of the session: Could we see social housing requirements in PD soon? πŸ€” #CommercialProperty #PlanningConsultant #PropertyDevelopment #StuartVendy #RomaFinance #LoveToLend
