BUILDING SAFETY LEVY Coming into force on 1 October 2026 The Building Safety Levy will be linked to certain building control applications and initial notices for residential developments in England. In simple terms, if your project meets the charging criteria and the building control application or initial notice is submitted on or after 1 October 2026, the levy may apply. This could affect: ✅ New residential developments ✅ Schemes of 10 or more dwellings ✅ PBSA schemes of 30 or more bedspaces ✅ Certain office to residential conversions ✅ Change of use schemes creating new residential floorspace The key point: If your scheme is likely to be caught, getting the building control route organised before 1 October 2026 could be crucial. It is not just about submitting drawings. It is about understanding the correct building control route, dutyholder information, levy risk, commencement notices, completion requirements and anything that could affect cost or final certification.
