BUILDING SAFETY LEVY Coming into force on 1 October 2026 A simple exercise for developers to think about: 30 flats 37m² per flat £36 per m² levy rate 30 x 37m² = 1,110m² 1,110m² x £36 = £39,960 That is nearly £40,000 before you even factor in any wider project costs, and that is only a simple example based on the flat areas. The actual levy position will depend on the local authority rate, whether the site is brownfield or non-brownfield, the chargeable GIA, any communal areas, exemptions, and whether the scheme meets the charging criteria. The key point is this: If your scheme is likely to be caught by the Building Safety Levy, waiting too long could have a real cost impact. I may well have just saved this client 40k on this by early warning about this. Getting the building control route organised before 1 October 2026 could be important, especially where a scheme is already being planned but has not yet moved forward.
