Always start with the end in mind. A lot of property deals can look good on the surface until you properly run the numbers. I built this calculator 9 years ago and have used it on more than 550 deals across HMOs, mixed use projects, serviced accommodation and refurbishments. This is the same process experienced investors use to assess build costs, bridging finance, refinance projections, cash flow and how much capital is realistically left in the deal at the end. Sometimes the numbers work. Sometimes they tell you the deal isn’t worth pursuing. That’s why stress testing matters. Especially before committing to a refurbishment or BRRR strategy.
