Back in 2019 I was building a property portfolio, I wanted to achieve financial freedom so I could live life the way I wanted .. but I was stuck I had run out of funds, I had run out of my own funds and I didn’t know how to move forward. I then learnt that you can use other people’s money to keep moving forward, to keep building a property portfolio. But it’s not just using other people’s money money it’s borrowing from other people and sharing the profits by paying them in interest or shared equity/profiys. If done well this is highly beneficial for all parties. If not done well you could lose other people’s money hard earned money. To raise private investor finance you need to be investible. To be investible you need to be trustworthy, you need to be reliable (you need to get shit done and do what you say you will do) , you need to be knowledgeable, you need to be reliable. But over and above this you need to be good to work with and to be good at communicating even if a project or development isn’t going as well as planned. You need to be able to give bad news when there’s been challenges on a project and when the return of funds is slower than anticipated. You do need to continually solve problems or challenges that come your way. Since 2019 I have raised millions of pounds in investor and joint venture finance. All loans due have been paid back with interest large majority on or ahead of time (some loans slower than anticipated but always communicated) all interest has been paid, every month interest is paid as agreed even if it’s been a tough month and even if Cashflow is extremely tight. You can learn the skill or methods for how to raise finance and how to use other people’s money, but to do it well you must be trustworthy, reliable, knowledgeable, & communicative but above all good to work with.
