Savills just downgraded their UK house price forecast. -2% nationally in 2026. London taking the biggest hit at -4%. But here's the table nobody is talking about. Five year forecast to 2030: London: +10.6% South East: +13.4% North West: +25.0% Yorkshire & Humber: +25.0% North East: +23.9% Same country. Completely different story. And in 2026 specifically when prices are falling almost everywhere the North West is forecast at 0%. Not falling. Flat. While London drops 4% and the South East drops 3.5%. Savills put it plainly. More affordable markets are more resilient when borrowing costs rise. The North has an affordability cushion the South simply doesn't have. Short term uncertainty.
