𝗧𝗛𝗘 𝗖𝗟𝗜𝗘𝗡𝗧 𝗧𝗢𝗟𝗗 𝗠𝗘 𝟮3 𝗗𝗔𝗬𝗦 𝗪𝗔𝗦𝗡'𝗧 𝗤𝗨𝗜𝗖𝗞 𝗘𝗡𝗢𝗨𝗚𝗛! A recent enquiry made me think (and made my blood boil). A client needed funding for an auction purchase with a 28-calendar-day completion deadline. Yet I was made to feel guilty by the client that the below was too slow! The enquiry landed on my desk late on a Friday. By 9am Monday morning, thanks to our quick process: ✅Multiple bridging options including rates, gross, net loan, fees, issued to borrower (client) in an easy to understand comparison table ✅My Client Fact-find was completed and shared with the borrower ✅ Compliance paperwork and Fact Find was issued to the borrower ✅ E-sign Documents received and signed by borrower By Tuesday noon, thanks to our efforts: ✅ Decision in Principle issued for a 80% LTV bridge, retained interest, 0.73% monthly rate ✅Full commitment from lender and underwriter on auction completion date (subject to legals and valuation not throwing up anything!). ✅ Valuation quotes received via the VAS and Method Portals. ✅ Valuation paid for and scheduled for the following week. ✅ I went the extra mile to to get valuer to also release the valuation report earlier that they usually do. ✅ Dual legal rep options were provided to borrower with Title Insurance so that this base was also covered. Assuming valuations and legal work progressed as expected, the deal would have completed around 4 days ahead of the auction house deadline. In my experience, that's a pretty efficient turnaround as I had gone all out to meet the clients timelines. 𝗬𝗘𝗧 𝗧𝗛𝗘 𝗖𝗟𝗜𝗘𝗡𝗧 𝗠𝗔𝗗𝗘 𝗠𝗘 𝗙𝗘𝗘𝗟 𝗚𝗨𝗜𝗟𝗧𝗬 𝗧𝗛𝗔𝗧 𝗧𝗛𝗘 𝗣𝗥𝗢𝗖𝗘𝗦𝗦 𝗪𝗔𝗦 𝗠𝗢𝗩𝗜𝗡𝗚 𝗧𝗢𝗢 𝗦𝗟𝗢𝗪𝗟𝗬. Has Amazon Prime changed everyone's perception of what's "fast"? In the bridging world, speed is important. But there are still steps that protect all parties involved which I will not skip! 📋 Compliance 🏠 Valuations ⚖️ Legal work 🔍 Due diligence Cutting corners rarely ends well. As brokers, lenders and solicitors continue to improve turnaround times, expectations seem to be moving even faster. What's the fastest auction completion you've ever achieved?
