A client needed funding for an auction purchase with a 28-calendar-day completion deadline. Yet I was made to feel guilty by the client that the below was too slow! The enquiry landed on my desk late on a Friday. By 9am Monday morning, thanks to our quick process: โ Multiple bridging options including rates, gross, net loan, fees, issued to borrower (client) in an easy to understand comparison table โ My Client Fact-find was completed and shared with the borrower โ Compliance paperwork and Fact Find was issued to the borrower โ E-sign Documents received and signed by borrower By Tuesday noon, thanks to our efforts: โ Decision in Principle issued for a 80% LTV bridge, retained interest, 0.73% monthly rate โ Full commitment from lender and underwriter on auction completion date (subject to legals and valuation not throwing up anything!). โ Valuation quotes received via the VAS and Method Portals. โ Valuation paid for and scheduled for the following week. โ I went the extra mile to to get valuer to also release the valuation report earlier that they usually do. โ Dual legal rep options were provided to borrower with Title Insurance so that this base was also covered. Assuming valuations and legal work progressed as expected, the deal would have completed around 4 days ahead of the auction house deadline.
