I came across a strategy last week I'd never seen before. An HMO flip. Here's why that's a bad idea. There's probably a good reason it's rare. The logic of a normal flip is straightforward. Buy below market, add value, sell to a buyer who wants a home. The buying pool is large because most people buy houses to live in. An HMO flip breaks down at every one of those points. First, your buying pool shrinks dramatically. HMO buyers are a fraction of the market compared to standard residential or even single-let BTL buyers. Second, HMO buyers think in cashflow, not in headline price. Your purchase cost, plus deposit, plus refurbishment, has to land at an asking price that still makes sense on a cashflow basis for the next investor. Add a margin for your profit and the numbers often stop working before you've finished the spreadsheet. Third, and this is the part that breaks the strategy entirely. When someone converts a property to an HMO, the value uplift usually comes from increasing the number of bedrooms. A three-bed becomes a four-bed. A four becomes a five. That uplift is how investors recycle their capital. If you're flipping an HMO, you've already captured that uplift before you sell. The next buyer is purchasing at the inflated price with no ability to uplift themselves. Their ROCE collapses. Most won't touch it. The only version of this that can work is taking an existing HMO and adding further value. An additional bedroom. Additional en-suites. Genuine uplift, not a repackaged purchase. This is a good example of why a strategy that sounds clever on the surface often doesn't survive contact with the numbers. Don't work with a 'sourcer' who presents a strategy without running it through to the buyer on the other end.
